Compensation: $40,000 – $50,000

Job Summary:
We’re seeking a dedicated and experienced Property Manager to lead the operations of a quiet, 90-unit tax credit apartment community in Dowagiac, MI. The ideal candidate will have a strong background in affordable housing and property management, with a hands-on approach to operations, tenant relations, and compliance with tax credit requirements.
Property Manager Key Responsibilities:
Property Management & Operations
Oversee daily operations to ensure a safe, clean, and well-maintained environment
Conduct regular property inspections and coordinate maintenance as needed
Manage vendor relationships and monitor service quality
Implement and uphold property policies and procedures
Tenant Relations
Deliver outstanding customer service and address tenant concerns promptly
Manage lease renewals, move-ins, move-outs, and resident communications
Enforce lease terms and resolve tenant disputes professionally
Leasing & Marketing
Promote and market the property to maintain high occupancy
Screen applicants, process leasing paperwork, and manage waiting lists
Ensure compliance with all leasing requirements under tax credit guidelines
Compliance & Financial Management
Maintain compliance with LIHTC and other affordable housing regulations
Complete and update tenant income certifications and documentation
Oversee rent collection and assist with budget planning and financial reporting
Report key financial and occupancy metrics to regional leadership
Community Engagement
Foster a welcoming, inclusive community atmosphere
Plan and support resident events and engagement initiatives to promote retention
Property Manager Qualifications:
Required:
Prior experience in property management or leasing
Interest in growing into a leadership or management role
Experience with Tax Credit, Affordable Housing, or HUD programs (highly preferred)
Preferred:
Experience with OneSite property management software
